QUALITY DESCRIPTION
Foundations: Strip
foundations of reinforced concrete are used. The stress resistant elements
consist of HA-25 reinforced concrete and B400S corrugated steel bars,
according to the construction plan.
Structure and reinforcement: Load bearing walls are made
of 40 x 20 x 20 cm hollow concrete blocks, joined together with cement
mortar and reinforced with round steel bars and HA-25 concrete. Ground
floor and upper floors these have a smooth and flat structure and consist
of self-supporting concrete beams and arches made of cement mortar. The
roof supporting structure will be slanted and consist of self-supporting
pre-stressed concrete beams and arches of expanded polythene.Roof
supporting structures for terraces (porches) are slanted, too, and made of
pine beams with rectangular clay slabs or panels laid on top and across.
In rounded areas roof support structures will be plane, or built according
to the instructions given by the supervising engineer(s), and as part of
this structure small slanting support walls will be built with clay
bricks, and on top of this structure come rectangular clay slabs or panels
covered with the same insulation material found on the rest of the roof.
As part of the plane roof structure in the dining-living room, round
concrete slabs will be fitted and the beams capped with wood.
The storey floors rest on a perimetrical wall structure crowned with
u-shaped concrete blocks filled with electrically welded steel
reinforcement and solid concrete. All floor structures come with a topping
consisting of “negative” reinforcement, welded wire-mesh and HA-25
concrete.
Roof structures are covered with roll roofing or other insulation
materials, on top of which come Arab tiles, fixed with blobs of cement
mortar, and along the eaves or the roof edges three layers of decorative
superimposed flat bricks will be laid.
Masonry: Between the first row of concrete blocks and the
foundations a narrow sheet of roll roofing will be laid all around to
prevent rising damp. External walls are made up of a 20 cm thick section
of concrete blocks, a 4 cm wide air chamber filled with “poliespán”
thermal insulation material and of an interior counter wall built up with
7 cm hollow bricks. The exterior wall surface will be rendered with two
layers of fine cement mortar. All around the building a 60 cm high wavy
base of natural stone will be placed. Interior partition walls are made of
7 cm ceramic hollow bricks. In parts without eaves, windows and exterior
doors will feature a small roof-like weather protection. Windows will be
framed with “Tosca” imitation stones” and feature patent stone
weather boards. Around the house a 90 cm wide walk, made of cement mortar,
will be provided.
Ceilings and interior plastering: The ceiling in
bedrooms, corridors, bathrooms and the kitchen will be a finished in
smooth plaster, with a decorative all round dado 6 cm or 8 cm wide. In the
living-dining room decorative wooden beams will be fitted, and between
them curved plaster arches. The interior plaster coat consists of gypsum
applied with a special machine.
Pavings and tiling: Pavings and tiling will consist of
ceramic stoneware at a cost of 11.42 €/ m2. Kitchen and bathroom walls
will be tiled up to the ceiling, and a decorative border strip of up to 3
€ / per piece or a maximum of 5 silk screen printed tiles of up to 3 €
/ each will be fitted, all of which are top quality.
Interior carpentry: Interior through doors are made of
smooth veneer to be varnished, featuring wood mouldings and reinforcements
around the edges, mounted on a pinewood door buck, hidden by moulded
battens. They come with brass coated hinges and simple chromium-plated
door handles. There will be a “wall” of built-in wardrobes made of the
same wood and in the same style as the through-doors, with the interior
lined in wooden Veneer, also top compartments and a steel clothes rail.
The wardrobe in the master bedroom will contain drawers and a pull-out
trouser Rack.
Exterior carpentry: Exterior carpentry can be of white or
wood-coloured standard aluminium of the best quality or of pinewood.
Aluminium: All windows will be double sliding windows,
except in bathrooms and rounded areas. Bathroom windows can be opened and
closed sideways or by tilting, whereas in rounded areas double casement
windows will be fitted. Double doors will be of the sliding type, glass
doors will have a normal push/pull opening mechanism, and simple doors
come as push/pull glass doors or as doors with security aluminium panels
with 3 security hinges. Doors and windows are equipped with a door or
window frame, except windows in rounded wall areas and in the case of
reinforced security doors.
Wood: All exterior doors and windows are of the push/pull
type with beading for double glazing and a rubber seal, except in
bathrooms where they are of the tilt and turn type. Plain doors can be
made of glass or all wood. They are reinforced and provided with 3
security points or hinges. All carpentry fittings are ready to receive
double glazing of the 4+6+4 “Climalit” type or similar, with rubber or
silicone seals to protect against water seeping in. Bedroom windows
will be equipped with roller shutters. All exterior glass doors and
windows are protected by a decorative solid iron grill reinforced with
patterned metal insets, or they feature 5+5+4 security glass which then
replaces the grills.
Kitchens: Kitchens are furnished with upper and lower
cupboards. There will be a double-edged granite worktop, a glass-ceramic
hob, an electric oven, a decorative smoke extractor hood and a sink, all
of this to be selected by the client from a standard range of models. A
water connection and a drain for a dishwasher will be provided, too.
Electricity: Electrical installation according to current
regulations, fitting of mechanisms designed by top brands; TV, radio and
telephone sockets in the living-dining room and the master bedroom.
Plumbing: Installation embedded in walls and floors with
various diameter tubes of copper or reticulate polyethylene, with shutoff
valves in each humid area and stopcocks on each appliance. Hot water
supply by means of an electric heater with a capacity of 100 litres or a
gas heater with a 10 litre capacity. On the outside wall of the house two
water taps will be installed. Inside the walls all piping necessary for
the pre-installation of central heating will be laid. Bathroom fittings
will be provided by “ROCA”, model “DAMA” or similar. In the main
bathroom a 60 cm high mirror cabinet Model “Iris” will be included. In
the bathroom and kitchen top quality single lever gold-chromium mixer taps
or similar will be fitted, provided by “GALINDO”. All bathrooms come
equipped with all the necessary accessories.
Paintwork: On exterior surfaces high quality waterproof
plastic paint will be used, and on interior surfaces high quality plastic
paint will be applied, both types in white or a soft pastel tone. Wood
will be varnished in two layers. The colour is to be chosen from a
standard range. Exterior iron work will be painted black.
Various points:
- The interior fireplace in the dining room or living room will be lined
with firebricks and feature a decorative wooden mantelpiece. The
corresponding chimney on the rooftop will have a cowl built with
decorative solid bricks and attractive Arab tiles.
- The balustrades on covered and open terraces will be according to the
standard set for each type of villa.
- The top end of the porch pillars will be crowned with solid ceramic
bricks.
- Pre-installation of an air conditioning system in bedrooms and the
living-dining room.
- A safe, model Domo DL 3P or similar will be fitted.
- A home insurance for the first year is included.
Cleaning up of the house and plot:
The house will be handed over perfectly clean, and all kinds of waste and
rubble will be removed, leaving bathroom fittings and tiles free from
spots of paint, i.e., in a perfect condition for immediate occupation.
Likewise, the plot will be handed over free from building materials and
rubble.
