Rafol de Almunia, situated at the Northern Costa Blanca, is the historic capital of the Marina Alta region and together with the villages of Benimeli, Sanet y Negrals, Sagra and Tormos it formed a parish. The village with its typical Mediterranean flair is located at the coast north from Alicante, surrounded by the mountains of the Sierra Segaria with an ample autochthonal vegetation, hills and valleys with olive, almonds and citric groves.

The number of habitants is almost 400 and they are known for their friendliness and hospitality. The village disposes of all amenities like bars, restaurants, shops, bank, .... You shouldn’t miss the fiesta in honour of the local patron saint which takes place every year in August. Another place of interest is the church San Francisco de Paula, which was built in the 15^th century in order to thwart the Muslim influence of the population of Moorish descent.

The big offer of  trails and routes elates hikers and cyclists. Rafol de Almunia also has sports facilities with a tennis school. Denia with its wide sandy beaches, a big offer of watersports possibilities, its two Marinas and the ferry to Ibiza can be reached within only 15 minutes. The golf courses of La Sella and Oliva Nova are at only a few kilometres distance.

Due to the excellent connections to the motorway AP-7 and the N-332 you can reach the airports of Valencia and Alicante in less than one hour.

Excavation

Clearing and laying of the site, experts will carry out quality test of terrain in order to select ideal foundation materials. Minimum width of diches = 60 cm.

Foundations

Trenches are filled with reinforced concrete, concrete blocks placed on top followed by a perimeter belt of reinforced concrete to support framework.

Concrete and brickwork

Supporting walls made with concrete blocks of 40 x 20 x 20 cm and joining points filled with concrete on which a 20 x 20 cm belt will be supported with reinforced concrete to build framework. The mimimum heigth of the house above ground is 40 cm, which allows for an air chamber. Air circulation is achieved with ventilation grilles. The exterior walls will be 35 cm thick, made up by the load-bearing block walls and by 7 cm  thick hollow brick partition walls, leaving room between the two for an insulation chamber.

Interior walls

Rooms divided by 7 cm thick brick walls coated with cement mortar.

Framework

Pre-stressed concrete joints and concrete jack arches containing a compression layer of concrete with electro-velded steel reinforcement.

Roof construction

Made with panels, support made of ceramic sub-roof with a layer of cement mortar on top. Covered with asphalt shingles or waterproof paint. Single curve Arab roof tiles with 25-30% inclination.

Uncovered terraces

Terrace floors with minimum inclination of 3% for water drainage. Non-slip paving on top of a waterproof membrain.

Pavement and base

90 cm wide pavement surrounds the house, made out of concrete and finished with cement mortar. Base of the house covered to a height of 60 cm with natural stone.

Covered terraces

Arches made of thick solid brick. Ceilings the same as in the rest of the house, Arabic style roof tiles, wooden beams or plain framework beams with cement rendering.

Bathroom facilities and kitchen

Inside water pipes of copper, water can be cut by main tap and individual taps of each item. Bathroom with 1,60 m bath tub, toilet, bidet and wash basin of top quality glazed porcelain, ROCA brand or similar. Top quality single mixer taps. Kitchen sink of stainless steel. Electric water heater with capacity for 80 litres.

Electric installation

Protected copper wire within fitted anti-humidity tubes. Protection through  earthing point with a naked 35 mm copper wire.

230-240 V with power of 9.2 kW. Installation divided into various circuits according to low voltage standards. Pools will have a separate circuit. Each circuit has its own line with corresponding protection swith. White switches and sockets, outside sockets. All installations according to standards in force set by Ministry of Industry.

Waste water

Each sanitary unit equipped with siphon to prevent bad odours. Main pipes of PVC. Connection to main sewage system.

Wall finishes

Inside and outside walls finished with cement mortar.

Floors and tiling

Ceramic tiles, kitchen and bathrooms fully tiled. Clients choose out of a wide range of tiles.

Doors and windows

Interior carpentry made of top quality pine, either in natural pine or painted white. PVC and aluminium for outside fittings, with double glazing and blinds.

Fireplaces

Fireproof bricks, plastered with cement mortar and finished of with solid 3 cm wide face bricks. Mantel piece of natural pine.

Kitchen

Floor and wall units made of natural coloured or white painted wood.Work tops of white marble or granite. Various choices of granite available.

Painting

Outside wall painted with water resistant vinyl paint, various choices of colour. Interior walls painted with white vinyl paint.

Delivery to customer

Clean and completely finished with all rubble cleared away beforehand.
